The market, in plain terms

The North Fork isn’t one market — it’s a dozen small ones. A waterfront parcel in Orient, a village home in Greenport, and a farmhouse in Cutchogue all move on different clocks and price logic. Inventory out here is genuinely scarce, which keeps well-presented homes in demand, but pricing has to be local and precise: buyers know the difference between “near the water” and “on the water,” between a school district and a hamlet line.
